All Booked Up: Sofield Rentals Filled Up Through 2022-23 School Year

Housing remains in high demand in the High Country. Growing university enrollment and the influx of new residents looking to escape the gridlock of larger metros have discovered North Carolina’s worst kept secret: Boone is the place to be. Call it growing pains or a red hot real estate market, but the end result is the same. It’s just downright difficult to find suitable housing that won’t break the bank. While other leasing agencies have capitalized on the soaring demand with outrageous pricing, Sofield Rentals leasing and pricing have relatively remained unchanged. But there’s a downside to being the region’s premier leasing agency. Since the beginning of the year, our phones have been ringing off the hook, as locals and students alike scramble for the few available properties. As soon as we post a new rental listing, our agents become bombarded with hundreds of calls from folks desperate for housing. Needless to say, we are all booked up for the next year.

Housing will always be a hot commodity, no matter where you live. With populations growing nationwide, and a stagnant building market brought on by the rising costs of building materials has placed a noticeable squeeze on the market. With an aging population securing new properties with their accrued retirement funds and millennials making less than their parents, a glaring disparity is taking shape across all demographics. Boone, too, is at a unique juxtaposition at growth and slipping development that just can’t keep pace. As a tourists’ haven, market prices remain higher than many surrounding communities. We are also in the mountains and with only so much room in the valleys, the town appears to have long surpassed its land capacity for future development. And of course, there’s the university. We can’t say enough for everything has done for the community. Appalachian State University is an incubator of new and emerging talent and continues to employ thousands of locals. Watauga County would’ve surely fallen to the lower tiers of impoverished mountain communities if not for the university. But of course there is a downside to this unprecedented growth, and that’s of course the ongoing affordable housing crisis.

At Sofield Rentals, we can sympathize. Boone has certainly changed over the years, and we don’t see this growth leveling off in the near future.
